Building Solid Foundations Starts Below the Surface

I have spent most of my working life setting out house pads, garage slabs, retaining wall footings, and small commercial foundations on sites where the ground always has the first say. I started as the young guy holding the staff for the laser level, then worked my way into running crews and reading soil reports before the excavator even arrived. A solid foundation looks simple once the concrete is down, but I know how much quiet judgement sits underneath it.

I Start With the Site, Not the Concrete

I never trust a site just because it looks flat from the street. I have seen a lawn that looked firm turn soft after the first 200 millimetres came off, and I have seen an ugly, sloping section carry a slab beautifully after careful cutting and drainage. The first hour on site often tells me more than a rushed quote ever could. That hour saves arguments later.

Before I think about boxing or steel, I walk the fall of the land and look for where water has been moving. Staining on a fence line, moss along a shaded edge, or a damp strip beside an old driveway can tell me where the ground has been holding moisture. I also ask what used to be there, because an old shed base or buried rubbish pit can turn a neat plan into a slow dig. I once found brick rubble under a customer’s future kitchen extension, and that changed the footing depth before lunch.

Good drawings matter, but they are not a substitute for reading the ground. A geotech report gives me the formal picture, including bearing capacity, fill depth, and soil type, but I still compare it with what the bucket is actually bringing up. If the report says natural ground should be at one depth and I find loose fill another half metre below that, I stop and get the engineer involved. Guessing is expensive underground.

Earthworks Set the Tone for Everything After

The cleanest foundations I have built started with tidy earthworks. A straight cut, a stable batter, and a pad that drains properly make every later trade more predictable. I like a site where the excavator operator understands finished levels, not just how to move dirt quickly. Ten extra minutes with a laser can save a full day of trimming by hand.

Water finds shortcuts. I have never met a foundation problem that got better because someone ignored drainage. Even a well-designed footing can suffer if water is allowed to sit against it for months. I treat drainage as part of the structure, not as a finishing item for the landscaper to think about later.

On one hillside build, a customer wanted to save money by delaying the drain behind a low retaining wall until after the slab was poured. I pushed back because the cut face was already weeping after two days of showers. We put in proper scoria, filter cloth, and a drain line before the foundation work continued. The delay was small, and the site stayed workable through the next wet spell.

I look at roof water early too. Downpipes, overflow paths, soakage limits, and stormwater connections all affect how dry the foundation stays over time. A 150 square metre roof can move a lot of water in a hard storm, and that water has to go somewhere safe. If it ends up beside the footing, the concrete gets blamed for a drainage mistake.

The debate I hear most often is about how much drainage is enough. Some builders prefer belt and braces because access is cheap before backfill, while some owners want the minimum shown on the plan. My opinion is shaped by repairs, not theory. It is much easier to place a drain now than to dig beside a finished deck in two winters.

Steel, Boxing, and Concrete Need Patience

Once the ground is right, I slow the crew down again. Boxing that is out by 15 millimetres might seem harmless until cladding, framing, or garage doors start needing awkward fixes. I check diagonals, heights, rebates, penetrations, and step-downs before any truck is booked. Concrete arrives with pressure, so I like the calm checks done first.

Steel placement is another place where small shortcuts become permanent. I want cover blocks used properly, laps tied as shown, and starter bars set where the next trade expects them. On a blockwork foundation, one misplaced starter can make a mason lose half a morning. I have made that mistake before, and I still remember the look I got.

Concrete itself is simple only if the preparation is right. I watch slump, weather, access, and crew numbers because a hot afternoon can change the pace of a pour quickly. Curing is where patience matters most. I have seen owners walk on a fresh slab too early because it looked hard by morning. I would rather protect it for another day than explain a chipped edge that could have been avoided.

A Foundation Is a Chain of Small Decisions

The best foundation work does not usually look dramatic. It looks measured, clean, and a little boring. Levels are checked twice, trenches are tidy, steel sits where it should, and the pour does not feel like a rescue mission. That is the kind of boring I trust.

I keep a notebook in my ute because every site teaches me something. I write down odd soil changes, drainage surprises, delivery problems, and the fixes that worked. After more than 20 years around foundations, I still find that memory alone is not good enough. A few lines written after a hard day can help me avoid the same trap next season.

For owners, my practical advice is to pay attention before the concrete hides the work. Ask about the soil, the compaction, the drainage, and the checks before the truck is on its way. You do not need to know every technical detail, but you should know whether the people on site are treating the unseen work with respect. A solid foundation is built before it looks like anything worth photographing.

I still get satisfaction from standing on a finished slab after the boxing is stripped and the edges are clean. The job might soon disappear under framing, flooring, and paint, but I know what is carrying all of it. That is why I never treat foundation work as just another early stage. Build the quiet parts properly, and the visible parts have a fair chance.
